How long do commercial roofs last?

There is no single lifespan for a commercial roof. A well-maintained metal or built-up roof may perform for decades, while poor drainage, exposed fixings, condensation, foot traffic and unrecorded repairs can shorten that considerably.

The roof system, installation quality, detailing and maintenance history matter more than the age on its own. A twenty-year-old roof with dry insulation and sound edges may be a better refurbishment candidate than a younger roof with widespread wetting.

The signs to look for

Track recurring leaks, ponding, corrosion, failed sealants, cracked rooflights and damaged gutters. Inside the building, staining, damp insulation, mould or unexplained condensation can signal a problem that is larger than the visible mark.

Inspect before you budget

An inspection gives you a condition baseline. From there, a roof can be managed with planned repairs, a coating or overcladding, or a replacement programme with a sensible lead time.
